What does LeasingTrack do?

A rental produces many kinds of information. LeasingTrack keeps them in the order renting actually happens, rather than in separate modules.

A rental, step by step

  1. Add the property

Address, floor area, rooms and the property's base currency. If others manage it with you, share it with view or edit rights.

    • Several properties in one account
    • Archive it when you stop letting it; it stays as history
  2. Record the lease

Start date, optional end date, monthly rent and deposit, in the lease's own currency. Ended leases remain as history.

    • Current and past leases
    • Renewal requests and notices to vacate
  3. Track rent and expenses

Monthly rent charges are generated from the lease and payments are matched against them, so every lease has a clear balance. Expenses are filed against the property by category.

    • Every amount in its original currency
    • Monthly summary by email
  4. Keep the documents together

Contracts, invoices and certificates attached to the property or the lease. For each document you decide whether the tenant can see it.

    • Itemised move-in and move-out inspections, acknowledged by the tenant
    • Photos and PDFs
  5. Invite the tenant Optional

If you want your tenant in, they get an invitation by email: someone new signs up with that address first, then accepts it in the app. You're notified either way. Without an invitation, everything else on this page works for you alone.

    • Primary tenant, co-tenant, guarantor
    • Guarantors have read-only access
  6. Talk inside the property

Messages and maintenance requests belong to the property, with photos and a status. Both sides get email and in-app notifications, and each person chooses which ones.

    • Maintenance requests from submitted to resolved
    • Notification settings per type

Portfolio overview

The overview shows what a landlord needs day to day: how many properties there are, which ones are vacant, the net cash flow per currency and the latest entries.

Several currencies, never mixed up

One flat can be let in forints and another in euros. Every entry keeps its original currency and totals are shown per currency rather than blended together.
